You are renting the bottom level of the Marina Greens property.This property is a double unit with the upstairs rented on a long term agreement. The property you are staying at has a separate ground level entrance. If your first arrival is at night, a flashlight is a good idea until you figure out how to turn on the lights.
CHECK-IN TIME IS AFTER 4:00 P.M. and CHECK-OUT is 11:00 A.M.Early Check-in or late check-out can be arranged if requested.
This is a NON SMOKING unit.
PETS are not permitted in rental units under any conditions.
DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 is required. This must be received within seven (7) daysof booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in appropriate trash carts, and soiled dishes are placed in the dishwasher and cleaned. The unit is reasonably clean and organized when you exit.
The unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens, furniture, kitchen items or supplies are lost or damaged.
The renter is not evicted by the landlord (or representative of the landlord), or the local law enforcement has not been dispatched to the location due to disturbance.
PAYMENT – An advance payment equal to 50% of the rental rate is required forty-five (45) days before arrival.The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks, payable to Cedar Kehoe, mailed to 18 Free River Court, Sacramento, CA 95831. The advance payment is not a damage deposit. The BALANCE OF RENT isdue seven (7) days before your arrival date. A copy of this document is required to be received and signed forty-five (45) days before arrival.Once payment and the agreement are received, the code (keyless entry) to the front door will be issued.All renters have an individual code issued to them.
CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty.Cancellations or changes that result in a shortened stay, that are made within thirty days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
SHARED COMMON AREAS - The property you are staying at is on the ground level, not the upper unit, which is 1825 Jefferson St. At all time please be respectful to the renter who is renting the 1825 Jefferson property.Please try not to disturb or ask favors of the other renter.You have your own entrance and exit, the common area is the garage for laundry, and the lower yard and hall area near the trash units. Your area doesn’t include the upstairs porch.
MAXIMUM OCCUPANCY - The maximum number of guests in the apartment is limited to four (4) persons.
TWO NIGHT STAY – This Property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods.If a rental is taken for less than two nights, the guest will be charged the two-night rate.
CLEANING FEE –A one-time cleaning fee of $80.00 is required.Cleaning supplies in the kitchen and bathroom are all general purpose.You many use the washer and dryer in the garage but not other items.
NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. I do not permit towels or linens to be taken from the units.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
UTILITIES - Trash should be placed in the trash, green-waste, and recycle carts located in the exterior haul-way.The property does not provide a cable connect to the TV or an Internet/WIFI connection.No phone service is provided.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
MAINTENANCE OF PREMISES - Renter have agreed to maintain the Premises and all furniture, furnishings, appliances, landscaping and fixtures, in good condition.Renter shall properly use, operate and safeguard Premises, furniture, furnishings and appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them and the Premises clean and not damaged. Renter shall immediately notify Cedar Kehoe of any problems, malfunction or damage. Renter shall be charged for all repairs or damage caused by Renter excluding ordinary wear and tear.
RULES/REGULATIONS - Renter shall not, disturb, annoy, endanger or interfere with the renter upstairs or other neighbors, or use the Premises for any unlawful purposes or violate any law or ordinance, or commit a waste or nuisance on or about the Premises.There will be no late night music played that is heard outside the home.
DOOR LOCKS - The doors are all one combination which is provided once the payment is made in full.If a door blows shut (this can happen easily on a windy day) you may be locked out, so remember to have your code with you.Do not deadbolt your front door and then exit the garage or you have locked yourself out.Exit the property using your front door.
VACATING THE PROPERTY - When you leave, please turn the heater to the lowest position, turn off the lights including the outside hall light, and make sure no water is dripping or toilet water running.
PARKING IS ON THE STREET – Park in the street, never block any driveway, and do not park on the sidewalk (you will get a ticket).Do not ask to block the driveway of the renter upstairs, or ask to park in the garage.You’re obligated to find parking in the neighborhood on the public street.Parking permits are recommended, and I provide paperwork to assist you.Follow the posted parking signs.You are eligible to purchase a temporary permit for your vehicle while you’re visiting the apartment, and you must display the parking permit sign in your car.Otherwise parking is limited to no more then 2 hours between 8:00 a.m. – 6:00 p.m. Monday – Friday.You must have an “M” permit.Also, no one can park on the house side of the street, Friday from 11:00 a.m. – 1:00 p.m. because of street cleaning. You and go to SFMTA to get the permit; their office is located at 11 South Van Ness Avenue, their number is 415-701-3000, the office will issue the permit.
Renter agrees to rent the premises on the above terms and conditions.
